The financial calculators on FreeToolShelf are educational tools. They help you explore scenarios using the numbers you enter. Please read this before relying on any result.
Estimates, not offers or advice
- Results are estimates based on your inputs and the stated assumptions. They are not loan offers, pre-approvals, credit decisions, quotes or guarantees.
- We do not provide personal financial, credit, tax or legal advice. The calculators do not consider your objectives, financial situation or needs.

No live market data
We do not fetch or assume current interest rates, property taxes, insurance premiums, fees or lender criteria. Default values in the forms are neutral examples so the tool shows a result straight away; replace them with figures from your lender, insurer or local authority.
United States calculators
US mortgage calculators use standard fixed-rate amortization with monthly compounding. Property tax, homeowners insurance, mortgage insurance and HOA dues are your estimates and are shown separately from principal and interest. PMI removal is modelled at 78% of the original value based on the scheduled balance; your servicer's rules and loan type (for example FHA) may differ.
Australian calculators
This information is general in nature and is not credit assistance or financial product advice. Repayment calculators use periodic compounding; offset and extra repayment calculators simulate daily interest charged monthly, which is a common but not universal lender practice. Stamp duty estimates use rules retrieved from state and territory revenue office sources on the date shown on the calculator; concessions have eligibility conditions we cannot assess, and rules change. Borrowing capacity results are illustrative serviceability scenarios, not an indication of what any lender will approve.
Business and property estimators
Trade, pricing and property calculators rely entirely on the costs, rates and coverage figures you enter. Where an example value is provided, it is not a verified market price.
Accuracy
We test our formulas against known reference values and publish the method on each calculator page. Even so, mistakes can happen. If you find a result that looks wrong, please report it.
