First home buyers in South Australia

First home buyer stamp duty relief. SA first home buyer relief does not cover established homes, so normal duty applies.

New homes: Full relief regardless of value for new homes and off-the-plan apartments (contracts on or after 6 June 2024).

Vacant land: Full relief regardless of value for vacant land to build a new home (contracts on or after 6 June 2024).

Eligibility

  • Individuals aged 18 or over, at least one an Australian citizen or permanent resident. Neither buyer nor spouse may have held a relevant interest in residential property in Australia before.
  • All applicants must live in the home for 6 continuous months, starting within the timeframe set by RevenueSA.

Foreign purchasers

Foreign ownership surcharge. 7% on the foreign person’s interest in residential land. From 13 February 2025 first home buyer relief does not cover the surcharge.
