VIC principal place of residence (PPR) concession rates
Effective from 6 May 2008. Applies to a home you will live in, valued up to $550,000. Above $550,000 the general rates apply.
Only available for properties valued up to $550,000.

First home buyers in Victoria
First home buyer duty exemption or concession. Exempt up to $600,000; concession up to $750,000 (new or established home, or vacant land).

Eligibility
- At least one buyer must live in the home as their principal place of residence for 12 continuous months, starting within 12 months of settlement (different timing applies to vacant land).
- Not eligible if you or your partner owned and lived in a home in Australia for 6 or more continuous months on or after 1 July 2000.
Foreign purchasers
Foreign purchaser additional duty (FPAD). 8% of the dutiable value of residential property (Duties Act 2000 s28A).
Other VIC rules to know
- A temporary off-the-plan concession (contracts 21 Oct 2024 to 21 Apr 2027) can reduce duty on strata apartments, units and townhouses. It is not modelled here.
